Development and Subdivision Applications
The Subdivision and Development Control Bylaw should be read in conjunction with the Official Plan. If you wish to put up a structure or subdivide/consolidate any properties, this is the bylaw by which the Council will be governed.

Note: that regardless of Schedule C, the minimum lot size for a new subdivision in Eastern Kings is one acre (43,560 square feet).This is outlined in the Official Plan (page 15).
Development Permits
A development permit is required before starting construction on any new structure, addition, or other development on your property. Before submitting an application, read the Public Guide to Development Permit Applications, which walks through the process and explains what information you will need to provide. Then use the checklist to make sure your application is complete before submitting.
Incomplete applications will cause delays, so taking the time to review both documents beforehand will help move your application forward as quickly as possible.

Variance Applications
If your proposed development does not meet the requirements set out in the Zoning Bylaw (for example, if a structure would not meet the required setback from a property line or road) you may apply for a variance. A variance is not automatically granted; Council will consider whether the proposed variation is minor in nature and consistent with the intent of the Official Plan. Review the checklist before submitting to ensure your application includes all required information.
Subdivision or Consolidation Applications
If you wish to divide a property into two or more lots, or combine two or more lots into one, you will need a subdivision or consolidation permit. This process involves more detailed requirements than a standard development permit. Read the Public Guide to Subdivision before beginning, as it explains the steps involved and what documentation is required at each stage.
Remember that the minimum lot size for any new subdivision in Eastern Kings is one acre, regardless of zoning.
